ACCESSIBILITY STATEMENT FOR SEASALT


At a Glance

This is a two storey property.
• It sleeps six and has three bedrooms and two bathrooms.
• No bedrooms on the ground floor and three bedrooms on the second floor.
• The kitchen, dining and living space has level access and no stairs.
• There is a parking space for two cars, directly outside.
• The front entrance has sloping access. The outdoor space stepped access.
• Externally there are front and rear gardens with stepped access.
• Dogs are not permitted in the property.
• No smoking or vaping is permitted in the house.


Pre-Arrival


• The property is best reached by car. It is situated in Swinhoe hamlet. There is a driveway to the front of the
cottage and a parking space in front of the house. The front door is accessed via the driveway, there is a key
safe by the door at 120cm height.
• Public transport; the property can be reached by rail, the nearest mainline railway station is 13 miles away.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.
• The brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and as clear as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is Wi-Fi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS walk-in centre is in Ashington, which is 35 miles away, and the nearest A&E unit is in
Cramlington which is 42 miles away. The nearest doctor’s surgery is three miles away in Seahouses. Further

Access to the Property


The car parking is approximately 10 metres from the entrance and the front door is accessed via a tarmac driveway.
There are no handrails or ramps on the approach to the building. The path is 90cm wide and provides a sloping
access.

• From the car, the front door is accessed via a paved path. There are no handrails or ramps on the approach
to the property.
• The door is side hung and manual and the width is 70cm with a small step of 3cm over the thresh of the
front door.
• Once inside the surface is tiled and the area is fully lit by ceiling down lights.

Halls, Stairs, Landings, Passageways
• The entrance hallway areas are lit by ceiling down lights and the floor is covered by tiles.
• The stairs are carpeted and are beige in colour, the walls have been decorated in a white colour.
• The width of the passageway is 94cm.


Sitting Room/Lounge


• The living room is accessed from the hallway and kitchen with a door opening of 75cm and is furnished with
2 x 3 and 1 x 2 seater sofas.
• It is all on one level with no steps and the floor is covered in carpet which is beige in colour.
• The walls have been decorated a white colour.
• There is one coffee table located in the centre of the room and one lamp table which can easily be moved.
• There is a log burning stove and radiators to heat the room.
• The room is spacious with plenty of space to move around.
• There is a digital TV which has full digital access/subtitles, the TV rests on a table.
• Lighting is natural daylight with a mix of ceiling pendants and table/floor lamps.
Any other comments and relevant information; access to garden patio area through door 70cm wide with an 18cm
step.


Dining Area


• The dining area is situated in the kitchen with level access via a door which is 70cm wide.
• The dining room floor is tiled which is a beige colour and the walls have been decorated in a white colour.
• Seating around the table is for six people, with upright chairs without arms and a pew type bench. A
wheelchair can easily be pulled up to the table if needed.
• The dining table has legs on each corner, which are 70cm from the floor to lowest point of the table
(underspace) and is 73cm high. Lighting is natural daylight with a mix of ceiling spots and table lamps.
Kitchen
• The door openings to the kitchen are from the hallway/living room and the opening width is 70cm.
• The kitchen has level access with a tiled floor, beige in colour.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer and dishwasher.
• The door of the oven drops down and the handle is 73cm above the floor. The hob is 93cm above the floor.
• The worktop and sink are 94cm above the floor and there are no wall cupboards.
• The sink taps are single mixer knob.
• A fridge/freezer is available. The highest shelf in the fridge is 104cm and the lowest drawer in the freezer is
140cm.
• The kitchen is lit by down lighter spots and a ceiling pendant lamp.
• The kitchen walls have been decorated in a white colour.

• On the first floor there are three bedrooms comprising of, one king size bed, one double bed, one
twin/single beds, and one family bathroom, which are reached by 13 stairs.

• There is no shelf over the sink.
• There is no grab rail.
• The bathroom is lit with ceiling spot lights.

• The utility cupboard is situated off the hallway with level access via double doors of 115cm width. There are
no steps but a small lip of 2cm.
• Floor width is 115cm and tiled which is beige in colour and the walls are cream in colour.
• The height of the washing machine door is 67cm from the floor.
• The room is lit with a single bulb.


Garden


Garden 1:


• The garden area can be found to the rear of the property which is accessed immediately from the back door
via a door with two steps of 19cm and clear access width of 70cm.
• The areas within the garden are stepped.
• It has a decking patio/lawned area.
• Table and seating are in this area which is suitable for a wheelchair to pull up with a table height of 71cm.
There are six chairs which are upright chairs with arms.
• The surface of the patio is decking and the width and length of the patio is 3.6mx3m.
• There is some outside lighting which are manual switch lights.


Garden 2: Shared with two neighbouring properties (not available for holidays after January 2022)


• The garden area can be found to the front of the property which is accessed immediately from the front
door and over the tarmac driveway.
• With a step of 3cm and clear access width of 70cm.
• The areas within the garden are stepped.
• It has a paved/lawned area.
• There is no table and seating in this area.
• The width of the footpaths are 90cm and the surface is paving.

Description

Situated only 1.5 miles from the sandy beaches of Beadnell bay, Seasalt is a cosy cottage perfect for a group of friends or a family to enjoy all the Northumberland Coast and Area of Outstanding Natural beauty has to offer. Set in the hamlet of Swinhoe, explore Beadnell with a variety of water sports on offer including surfing, kayaking, windsurfing and more, as well as walking trails along the coastline. Head up to the fishing village of Seahouses and visit the variety of local shops and eateries or take a boat trip out the the Farne Islands to view rare birds and even Dolphins if you're lucky! Close by, the historic town of Alnwick includes a busting town with cafes, shops and restaurants, as well as the historic Alnwick Castle & Gardens, a great day out for all.

Seasalt is in a good location and well equipped for self catering. Property was larger inside than we expected, however the garden looks larger on the photos than it is. We had a lovely holiday and will return to the area.

Fabulous cottage in a rural location but very close to amenities. There was everything we needed and more in the cottage. Beach equipment also available in the garage. Beds very comfortable. Would go back in the future.

So welcoming especially after such a long freezing journey in snow and rain. The fire was ready to light, the fairy lights on, the heating on full and a welcoming light in the hallway. We were welcomed by a lovely little goodie bag of treats and immediately opened the wine and felt at home. Our holiday had begun well.

We expected to be further away from the sea than we were. We could even see the sea. It was fabulous. We will be booking this cottage again and bringing friends to stay in the two cottages next door. We had a quick peek at Driftwood on our departure and it looked just as gorgeous as Seasalt.

The property was lovely and ideally placed for me, being in a quiet location, but only a few minutes away from the beach and to bigger towns/villages. The property was comfortable with good levels of equipment (I especially appreciated the Nespresso machine!), cleanliness was adequate, but not exactly throughly so, however, it didn’t spoil the holiday at all, more of an observation and certainly inline with what I’ve generally come to expect from holiday properties (thus not a complaint). I’d certainly consider that same property again for future holidays.

Location

About a mile from Beadnell village with its beaches, in the hamlet of Swinhoe, in a mews of four cottages built in the 1990s, and close to a collection of original farm workers' cottages. There are distant views to the sea and Bamburgh Castle from the front garden.
