ACCESS STATEMENT FOR HIGH MILL

At a Glance

• This is a two storey property.
• It sleeps 10 and has 4 bedrooms and 3 bathrooms.
• No bedrooms on the ground floor and 4 bedrooms on the first floor.
• The kitchen, dining and living space has split level access and has steps.
• There is a parking spaces for 2/3 cars, directly outside.

Pre-Arrival

• The property is best reached by car. It is situated in Tughall Steads and there is a driveway to the front of the cottage with parking spaces in front of the house. The front door is accessed via the driveway; there is a key safe by the door at 150cm height.
• Public transport: the property can be reached by rail, the nearest mainline railway station is 12 miles away - https://www.coastalretreats.co.uk/activities/how-to-get-here/
• Taxis are available from the station. A list of taxi companies can also be found via our website link above.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area. Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local amenities.
• Our brochure is printed in standard font size with pictorial representations of the main features. Our aim with the design of the website, is to make it easy to use and as clear as possible. We want visitors with disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external fault is beyond our control.
• The nearest NHS hospital walk in service is in Ashington which is 34 miles away and the nearest A&E unit isp in Cramlington which is 41 miles away. The nearest Doctor’s surgery is 4 miles away in Seahouses. Further information is in the welcome folder.

Access to the Property

The car parking is approximately 3 metres from the entrance and the front door is accessed via a gravel driveway. There are no handrails or ramps on the approach to the building. The path is 120cm wide and provides a level access.

Entrance to Property

• From the car, the front door is accessed via a paved path. There are no handrails or ramps on the approach to the property.
• The door is side hung and manual and the width is 70cm with a small step of 3cm over the thresh of the front door.
• Once inside the surface is a coir mat and tiles and the area is fully lit by ceiling downlights. Any other comments and relevant information; There is a 13cm step inside the front door.

Halls, Stairs, Landings, Passageways

• The entrance hallway areas are lit by ceiling downlights and the floor is covered by tiles and there are 2 x 12cm steps leading to the living room.
• The stairs are carpeted and beige in colour. The walls have been decorated in a cream colour.
• The width of the passageway is 72cm.

Sitting Room/Lounge

• The living room is accessed from the hallway with a door opening of 72cm and is furnished with a large corner and 2 x 3 seater sofas plus 2 additional comfy chairs.
• It is all on one level with no steps and the floor is covered in tiles which are beige in colour.
• The walls have been decorated a cream colour.
• There are 2 coffee tables located in the centre of the room and 1 lamp table, which can easily be moved.
• There is a log burning stove and radiators to heat the room.
• The room is very spacious with plenty of space to move around.
• There is a digital TV which has full digital access/subtitles, the TV is on a stand.
• Lighting is natural daylight with a mix of ceiling downlights and table and floor lamps.

Dining and Living Area

• The dining area is situated in the living room and the kitchen has 2 large tables with stepped access from the kitchen. It has a tiled floor.
• The dining room floor is tiled which is beige in colour and the walls have been decorated in cream colour.
• Seating around the table is for 10 people, with upright chairs without arms. A wheelchair can easily be pulled up to the table if needed.
• The dining table has legs on each corner, which are 64cm from floor to lowest point of table (under space) and is 79cm high. Lighting is natural daylight with a mix of ceiling spots and table lamps.

Description

Relax in this beautiful, spacious, four-bedroomed stone-built barn conversion for up to ten guests in a countryside location, also near lovely sandy beaches: a great place for families or a large group of friends to holiday together. Laze away a sunny day at either of the two local beaches at Low Newton by the Sea and Beadnell within 3 miles, or explore this part of the Northumberland Coast Area of Natural Beauty on the 8-mile circular walk from Low Newton to the fishing village of Craster, passing the mighty ruins of Dunstanburgh Castle, and the long sweep of Embleton Sands. A wonderful walk all year round, with dune flowers blooming in spring, the chance of a swim in summer, migrating birds in the autumn, and beautiful light and empty paths in winter. Try a different kind of walk and play a round of golf at the nearby Dunstanburgh Golf Club, 3.5 miles. Take a trip to Alnwick, 11 miles, with its great shops, a fine local museum, and the magnificent medieval Alnwick Castle, recognised by millions as Hogwarts School of Witchcraft and Wizardry in the Harry Potter films, or Brancaster Castle in Downton Abbey.

From the private parking area enter through the front door into the inner hall, off which you will find a utility room and a handy shower room. Go on to the end of the hallway and enter the enormous open plan living space, with separate lounge, dining, and kitchen areas. Cuddle up on one of the three large sofas and catch up on your favourite shows on the Smart TV, or warm yourself in front of the feature fireplace with its inset wood burner for those cooler evenings. Settle down at the dining table, which comfortably seats ten, to enjoy an unforgettable feast cooked on the kitchen range. There is also a breakfast table in the kitchen area with seating for eight so additional guests can be accommodated too. Double glass doors lead from the lounge area to the outside rear terrace and garden, whilst a door off the dining area leads through to the games room, with plenty of additional sofa seating and a haven for younger guests. Take the stairs from the dining area up to the first floor with its stunning vaulted, beamed ceilings throughout, where you will find four bedrooms and a family bathroom. The master bedroom boasts triple full-height windows overlooking the garden and countryside beyond, a king-size bed, separate single day bed, and an en-suite shower room. The second bedroom is a double with an en-suite shower room. The third has three single beds whilst in the fourth is a double bed.

To the front of the property is a private parking area, and to the rear of the house you will find a large, terraced area, with a BBQ and plenty of tables and chairs for everyone – perfect for al fresco dining, beyond which there is a large, private, lawned garden, backing on to open countryside.

It was an ideal location for our group of 6 adults and 2 children. It was good to have car parking for 2 cars and the games room was very popular, particularly the 10 and 7 year old boys.

High Mills is perfect for a large family gathering. Our party of 6 adults and 3 children spent a lovely week there. The bedrooms are comfortable, with two having fabulous views over the countryside. We liked watching the house martins nesting in the eaves too. The living area is huge and with a games room as well there is loads of space. The kitchen is also very spacious and well-equiped so cooking for the hordes was easy and there was plenty of space for everyone to eat together. The garden is also great for kids to play games. The weather was not great for sitting out so we did not use the outdoor seating much but there was plenty of room to eat outside in better weather. There is so much to do nearby we couldn't do it all and think we will have to go back soon.

Location

The hamlet of Tughall Steads is a collection of converted stone farm buildings and is mainly made up of holiday homes. The houses are surrounded by open countryside and a five-minute drive will take you to the beach at either Beadnell or Newton by the Sea. It is ideally situated for access to Bamburgh to the north and Craster to the south, as well as being located close to our other cottages, The Wood Store and Moo House, if you are wishing to holiday with a larger group.
If you happen to look at Tughall Steads on google earth, please note that the apparent 'airstrip' shown nearby was last used in 1948!
