• This is a two-storey property.

arrival and items can be ordered up to 48 hours before your stay. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.
• Our brochure is printed in standard font size with pictorial representations of the main features. The aim
with the design of our website is to make it as easy to use and understand as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS walk in centre is in Ashington which is 26 miles away and the nearest A&E unit is in
Cramlington which is 37 miles away. The nearest doctor’s surgery is eight miles away in Alnwick. Further

Access to the Property
The car parking is approximately 4m from the entrance and the front door is accessed via a gravel driveway. There
are no handrails or ramps on the approach to the building. The path is 190cm wide and provides a level access with
two steps.

• The door is side hung and manual and the width is 77cm with two steps of 17cm and 7cm over the thresh of
the front door.
• Once inside the surface is tiled and the area is fully lit by ceiling pendant light.

Halls, Stairs, Landings, Passageways
• The entrance dining area is lit by a ceiling pendant light and the floor is covered by tiles. There are 13 stairs
leading to the first floor with a double turn to the right. The stairs are quite steep and the first section does
not have a railing.
• The stairs are carpeted and beige in colour. The walls have been decorated in a cream colour.
• The width of the passageway is 87cm.

Sitting Room/Lounge
• The living room is on the first floor and is accessed from the stairs with a door opening of 70cm and is
furnished with 3 x 2 seater sofas.
• It is all on one level with no steps and the floor is covered in wood with a large natural coir mat.
• The walls have been decorated with patterned wallpaper together with white walls.
• There is one coffee table located in the centre of the room and two lamp tables which can easily be moved.
• There is a log burning stove and radiators to heat the room.
• The room is spacious with plenty of space to move around.
• There is a digital TV which has full digital access/subtitles, the TV rests on a corner unit.
• Lighting is natural daylight with a mix of ceiling spots and table lamps.

Garden Room/Lounge
• The garden room is accessed from the hallway with a door opening of 80cm and is furnished with 1 x 3
seater sofa and an additional three comfy chairs.
• It is all on one level with no steps and the floor is tiled which is terracotta in colour.
• The walls have been decorated a cream colour.
• There are radiators to heat the room.
• The room is compact with plenty of space to move around.
• There is no digital TV.
• Lighting is natural daylight with a mix of ceiling pendants, wall lights and table lamps.

Dining Area
• The dining area is situated in the entrance area with level access via a door which is 77cm wide.
• The dining room floor is tiled which is terracotta colour and the walls have been decorated in a cream
colour.
• Seating around the table is for six people, with upright chairs without arms. A wheelchair can easily be pulled
up to the table if needed.
• The round dining table has a centre leg which is 68cm from floor to the lowest point of the table (under
space) and is 77cm high. Lighting is natural daylight with ceiling pendant light.

Kitchen
• The door openings to the kitchen are from the dining area and the opening width is 70cm.
• The kitchen has level access with a vinyl floor.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer, dishwasher and washer dryer.
• The door of the oven drops down and the handles are 46cm and 74cm above the floor. The hob is 92cm
above the floor.
• The worktop and sink are 91cm above the floor. The wall cupboards are 130cm high.
• The sink taps are single mixer lever tap.
• A fridge freezer is available. The highest shelf in the fridge is 126cm and the lowest drawer in the freezer is
36cm.

and garden room. Rear door has 2 x 17cm steps and one 5cm step and clear access width of 77cm. The
garden room has a step of 5cm and access width of 77cm.
• The areas within the garden are undulating and stepped.
• It has a decking patio, lawned area and woodland area.
• A table and seating are in this area with a table height of 76cm. There are two chairs which are upright chairs
without arms and two bench seats.
• The width of the footpaths are 190cm and the surface is paving. The width and length of the patio is 3.7m x
3.3m. The decking patio has three steps of 26cm, 18cm and 15cm. There is a large settee type chair on the
patio area.

Description

Oh, we do like to be beside the seaside! And no more so than when we can walk to the beach straight from the doorstep. Just 350m from one of Northumberland's finest beaches, Embleton Bay, Dairy Three has all the trappings of a superb luxury beach holiday. Part of the original dairy buildings of the farm steading, this cottage has been refurbished with a professional interior design scheme and a host of delightful features for young and old.

If you ever tire of being at the nearby beach, the large woodland garden at Dairy Three is ideal for adventures off the sands when parents want to relax but the little ones’ batteries are still charged. Or there’s the inviting window seat in the first floor lounge, complete with log burner, where mindfulness takes on a whole new meaning. But our favourite has to be the master bedroom where rich and pastel colours mix together to create a haven for sleeping in the superking bed, soaking in the adjacent slipper bath or just resting and drinking in the sea and Dunstanburgh castle views. In fact there are views all round at this house, so no need to fight over the best room.

Location

Embleton 

Embleton is a small, historic village, dating back to the 12th century. It has a great choice of pubs and restaurants, all within walking distance of our holiday cottages. Embleton is most well-known for its wide sandy beach with magnificent views of Dunstanburgh Castle, which is also dog friendly. The dramatic ruins provide a picturesque backdrop to the magnificent beach, great for a those who love capturing holiday snaps, or who simply enjoy taking in a view. After a long day of exploring the castle, coastal path or beach, head to one of Embleton’s many delectable pubs and restaurants for a well-deserved meal. Local favourites include the Sambuca Blue Bell, a family run Italian restaurant and the Greys Inn, a cosy pub with a fire - perfect during a winter getaway.
