ACCESS STATEMENT FOR SMUGGLERS HIDE


At a Glance

This is a two storey property.
• It sleeps 5 and has 3 bedrooms and 1 bathroom.
• 1 Bedroom on the ground floor and 2 bedrooms on the first floor.

Pre-Arrival

• The property is best reached by car. It is situated in Beadnell village. There is a driveway to the front of the
cottage and a parking space in front of the house. The front door is accessed via a paved path and there is a
key safe by the door at 168cm height.
• Public transport: the property can be reached by rail, the nearest mainline railway station is 14 miles away.

• Local food partner Food Heaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your
arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area.
Alnwick (18 miles away) has large supermarkets, small independent shops, garages and all the local
amenities.
• The brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and understand as possible. We want visitors with
disabilities to be able to gain the same benefit from using our website as those who are able-bodied.
• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.
• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.
• The nearest NHS walk-in centre is in Ashington, which is 37 miles away and the nearest A&E unit is in
Cramlington, which is 43 miles away. The nearest doctor’s surgery is 2 miles away in Seahouses. Further

Access to the Property

The car parking is approximately 30 metres from the entrance and the front door is accessed via a gravel driveway
and paved path. There are no handrails or ramps on the approach to the building. The path is 85cm wide and
provides a sloping access.

front door.

Halls, Stairs, Landings, Passageways

• The entrance hallway areas are lit by wall lights, the floor is covered by wood and there are 13 stairs leading
to the first floor.
• The stairs are carpeted and are brown and grey striped in colour, the walls have been decorated in a white
colour.
• The width of the passageway is 150cm.

Sitting Room/Lounge

• The living room is accessed from the hallway dining area with an opening of 150cm and is furnished with 1
x3 and 1x2 seater sofas and 1 comfy chair.
• It is all on one level with no steps and the floor is covered in wood.
• The walls have been decorated a white colour.
• There are 2 coffee tables located at the side of the room.
• There is a log burning stove and radiators to heat the room.
• The room is spacious with sufficient space to move around.
• There is a digital TV which has full digital access/subtitles, the TV rests on a table.
• Lighting is natural daylight with a mix of ceiling spot and table/floor lamps.

Dining Area

• The dining area is situated in the hallway/living room with level access via an opening which is 150cm wide.
• The dining room floor is wood and the walls have been decorated in a white colour.
• Seating around the table is for 6 people, with upright chairs without arms and a corner pew type bench. A
wheelchair can easily be pulled up to the table if needed.
• The dining table has 2 legs, one at each end, which are 75cm from floor to lowest point of table (underspace)
and are 78cm high. Lighting is natural daylight and wall mounted lights.

Kitchen

• The opening to the kitchen is from the living room and the opening width is 102cm.
• The kitchen has level access with a wood floor.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer, dishwasher and washer dryer.
• The door of the oven drops down and the handle is 72cm above the floor. The hob is 91cm above the floor.
• The worktop and sink are 91cm above the floor. The wall cupboards are 140cm high.
• The sink taps are single mixer lever tap.
• A fridge freezer is available. The highest shelf in the fridge is 168cm and the lowest drawer in the freezer is
47cm.
• The kitchen is lit by downlighter spots/under cupboard lights.
• The kitchen flooring is wood and the walls have been decorated in a white colour and beige tiles.

• The garden area can be found to the front of the property which is accessed immediately from the front
door via a door with a step of 2cm and clear access width of 76cm.
• The areas within the garden are undulating and stepped.
• It has a paved patio and lawned area.
• Table and seating are in this area which is suitable for a wheelchair to pull up with a table height of 74cm.
There are 6 chairs which are upright chairs with arms.
• The width of the footpaths are 85cm and the surface is paving and the width and length of the patio is 2.6 x
3.6 metres.
• There is some outside lighting which are sensor lights.

Description

Smuggler's Hide has been in our collection from the start, but a recent renovation transformed it into an exciting, contemporary coastal cottage with bold colours perfectly offset by crisp white shutters and bed linen. Situated in a prime location opposite St Ebba’s Church in the centre of Beadnell village, this bijou newly-built stone-end terrace is within walking distance of Beadnell Beach and the village pubs and bistro.

Smuggler's Hide is situated in a small and exclusive corner of Beadnell village, formerly known as Smugglers Cove in the 18th century when Beadnell was a favourite haunt of smugglers, evading customs officers to bring rum and gin ashore. This three-bedroom end of terrace stone cottage is a far cry from its past now with its light and colourful interior. The dining area is stunning with floor to ceiling windows and a door leading to the front lawned garden and patio, while the corner four-seater sofa is great for snuggling in front of the log burner. At just a short walk from the beach, it is a favourite with couples and families. Booked with neighbouring The Bolthole, it can accommodate a party of up to nine guests.

TO NOTE

Smuggler's Hide backs on to a very small private caravan park which can be seen from the rear windows in the kitchen, one bedroom and the small ground floor bedroom. The house faces away from the park so guests' privacy is unaffected.
The ground floor bedroom is very small.

Please note that there are some parts of the first floor where headroom is slightly restricted due to the eaves of the roof.

Whilst we take great care to represent our properties and their facilities as accurately as possible, the décor, furnishings and facilities shown in images and video tours may occasionally be subject to minor change.

It is suitable for children of all ages and includes a private garden, toys and the beach is just a 10-minute walk away.

Lovely cottage, brilliant location. We’ve stayed in Northumberland many times and this is a property we see ourselves coming back to. Everything we needed and comfortable for us, our 2 year old and our small dog. Loved the enclosed garden so able to let the dog out without worrying she was going to run off. Cottage had all equipment we needed for our stay. Ideally located for many areas of interest and beaches. Also able to walk to the village shop and two pubs for dinner! Nothing more to ask for.

Location

Beadnell is a popular coastal village for families looking to be close to a beach and watersports enthusiasts. It has a couple of pubs and a cafe which becomes a bistro in the evenings. Rock pooling spots can be found at Smuggler's Cove beach and there are some lovely walks along the coastal path north to Seahouses and south to Newton by the Sea.
