ACCESS STATEMENT FOR NOOK END

At a Glance

• This is a two storey property.
• It sleeps 6 and has 3 bedrooms and 3 bathrooms.
• No bedrooms on the ground floor and 3 bedrooms on the first floor.
• The kitchen, dining and living space has level access and has no stairs.
• There is a parking space for 2 cars, directly outside.

Pre-Arrival

• The property is best reached by car. It is located in the hamlet of Swinhoe and there is a driveway to the
front of the cottage with parking spaces in front of the house. The front door is accessed via the driveway;
there is a key safe by the door at 160cm height.

• Public transport: the property can be reached by rail, the nearest mainline railway station is 13 miles away.

• Local food partner FoodHeaven (www.foodheaven.co.uk) can deliver and unpack groceries prior to your arrival and items can be ordered up to 48 hours before arrival. Other supermarkets deliver to the area. Alnwick
(18 miles away) has large supermarkets, small independent shops, garages and all the local amenities.

• Our brochure is printed in standard font size with pictorial representations of the main features. Our aim
with the design of our website is to make it as easy to use and as clear as possible. We want visitors with disabilities to be able to gain the same benefit from using our website as those who are able-bodied.

• Mobile phone reception may be poor within this area and we cannot guarantee a full signal.

• There is WiFi and a landline phone but the functioning of these cannot be fully guaranteed and any external
fault is beyond our control.

• The nearest NHS general hospital walk in is in Ashington which is 35 miles away and the nearest A&E unit is
in Cramlington which is 42 miles away. The nearest doctor’s surgery is 3.5 miles away in Seahouses. Further

Access to the Property

The car parking is approximately 10 metres from the entrance and the front door is accessed via a tarmac driveway
and paved pathway. There are no handrails or ramps on the approach to the building. The path is 90cm wide and
provides sloping access.

• From the car, the front door is accessed via a sloping paved path. There are no handrails or ramps on the
approach to the property.
• The door is side hung and manual and the width is 68cm with a small step of 4cm over the thresh of the
front door.
• Once inside the surface is coir mat and wooden flooring and the area is fully lit by ceiling spot lights.

Halls, Stairs, Landings, Passageways

• The entrance hallway areas are lit by ceiling lights, the floor is covered by wooden flooring and there are 13
steps leading to first floor.
• The stairs are carpeted and are beige in colour, the walls have been decorated in a neutral colour.
• The width of the passageway is 90cm.

Sitting Room/Lounge

• The living room is accessed from the hallway and kitchen with a door opening of 78cm and is furnished with
2 x 3 seater sofas and additional 1 comfy chair.
• It is all on one level with no steps and the floor is covered in carpet which is beige in colour.
• The walls have been decorated a neutral colour.
• There is 1 coffee table located in the middle of the room and 2 lamp tables which can easily be moved.
• There is a log burning stove and radiators to heat the room.
• The room is very spacious with plenty of space to move around.
• There is a digital TV which has full digital access/subtitles, the TV is in a built in wall unit.
• Lighting is natural daylight with a mix of ceiling pendants and table/floor lamps.

Dining Area

• The dining area is situated in the kitchen with level access via a door which is 70cm wide. It has a laminate
floor.
• The dining room floor is medium coloured wood and the walls have been decorated in a neutral colour.
• Seating around the table is for 6 people, with upright chairs without arms and a pew type bench. A wheelchair can easily be pulled up to the table if needed.
• The dining table has legs on each corner, which are 73cm from floor to lowest point of table (under space)
and is 79cm high. Lighting is natural daylight with a mix of ceiling pendant and floor lamps.

Kitchen

• The door openings to the kitchen are from the hallway and living room and the opening width is 70cm.
• The kitchen has level access with a wooden floor.
• The kitchen is fully equipped with a cooker, microwave, fridge/freezer and dishwasher.
• The door of the oven drops down and the handle is 70cm above the floor. The hob is 90cm above the floor.
• The worktop and sink are 92cm above the floor. The wall cupboards are 135cm high.
• The sink taps are single mixer lever tap.
• A fridge freezer is available, highest shelf in fridge is 93cm and lowest drawer in freezer is 130cm.
• The kitchen is lit by ceiling pendant and under cupboard lamps.

lounge via 2 doors with a step of 2cm and clear access width of 70cm. It can also be accessed externally
around the side of the house via a paved path.

• It has a paved patio/lawned area.
• Table and seating are in this area which is suitable for a wheelchair to pull up to with a table height of 66cm.
There are 5 chairs which are upright chairs with arms.

Set in open countryside, this lovely stone-built three-bedroom cottage for six guests offers a great base for families or friends to explore this wonderful stretch of the Northumberland Coast. Explore the seaside village of Beadnell, less than 2 miles away, with its child-friendly beach, little harbour, local shop, and a great village pub. For walkers, set off on an 8-mile circular coastal walk from Low Newton by the Sea, 4.5 miles, to the fishing village of Craster and back again to admire dune flowers blooming in spring, enjoy a swim, or spot migrating birds in the autumn. Enjoy a day out in the village Bamburgh, 5.5 miles, where the imposing Bamburgh Castle has dominated the coastline for over 1,400 years. Discover the unique collection of artworks, ceramics, and weaponry, housed in 14 staterooms, the fabulous timbered King’s Hall, and the Armoury. The village also boasts a variety of shops, pubs, and restaurants, as well as the RNLI Grace Darling Museum. Head south to Alnwick, 12.5 miles, to dine in one of the world’s largest treehouses, fly a broomstick at Alnwick Castle (known to millions around the world as Hogwarts School of Witchcraft and Wizardry), and visit a sleeping Giant at The Alnwick Garden.

Enter the house into the hallway, off which you will find a convenient downstairs shower room and a discreet utility area for all your laundry needs. A glass door leads through to a beautiful, beamed lounge with two comfortable sofas and footstools, and an armchair with coffee table in front of the wood burner for warmth on cooler days. Kick back and relax with a book or watch your favourite show on the Smart TV. There are doors from both the lounge and the hallway into the brand new spacious kitchen/diner with a table that comfortably seats six guests to enjoy a feast prepared on the wonderful kitchen range. Head up the stairs where you will find the three bedrooms, one with a super king-size bed, one with a double and an en-suite shower room, and one with a single bed and additional built-in galley-style bed. A few steps away is the family bathroom.

Outside, enjoy the sunny, fenced garden which goes round three sides of the cottage. Dine alfresco at the outdoor table and chairs, and let the children play on the swing or relax in the garden pod. The front garden has been remodelled, with decking and seating. A new games room is available across the courtyard in the garage, complete with a versatile games table, dart board, mini fridge and seating area for colouring.
